
Myanmar citizens have significantly increased their investment in Thailand’s real estate market, purchasing 439 condominium units worth 1.59 billion Thai baht during the first quarter of 2025. This substantial investment has positioned Myanmar nationals as the second-largest group of foreign condominium buyers in Thailand. The data reflects a growing trend of Myanmar citizens investing in Thai property markets, demonstrating their increasing presence in Thailand’s real estate sector.
Chinese nationals led the foreign buyers’ list, acquiring 1,481 condominium units valued at 6.12 billion Thai baht, while Russian buyers secured the third position with 288 units. According to the Thai Real Estate Information Center, while overall foreign condominium purchases showed a slight decline during the first quarter of the year, the demand from Myanmar buyers notably increased. The total foreign condominium sales in Thailand during the first quarter of 2025 reached 3,919 units, with a combined value of 16.39 billion Thai baht.
Market analysts note that Myanmar citizens’ interest in Thai condominiums continues to show an upward trend, with expectations of further growth in demand in the coming months. Thai real estate companies are responding to this increasing interest from Myanmar buyers by developing more affordable condominium projects. The sustained growth in purchases by Myanmar nationals indicates their strong confidence in Thailand’s property market and suggests a long-term investment perspective among Myanmar buyers. This trend has become particularly noteworthy as it represents a significant shift in regional property investment patterns.
